A paint job fails for one of a short list of reasons: surface was not properly prepped, coating was applied in the wrong conditions, the product was wrong for the substrate, or the contractor disappeared before finishing and the client paid anyway because they had no recourse.
The verbal quote that turns into a larger number partway through the job is also a process problem — not a moral one. Verbal scopes create ambiguity, and ambiguity gets resolved in whoever holds the leverage at that moment, which is the contractor standing inside your house.
The fix for all of these is the same: a written scope before any work starts, a fixed price that does not move without written approval, a prep standard that is specific enough to audit, and a punch-list process that ties final payment to completion. That is what our process does. Every step.
We come out to the property, measure all surfaces that are going to be painted, and look at the actual condition of what we are quoting. We ask you what the finished job looks like in your head — not because we need inspiration, but because "painted" means different things to different people and we need to know your expectation before we put a number on paper.
The walkthrough is free. There is no pressure to sign anything that day. If you want to get two other quotes after we leave, you should. An estimate from us gives you a specific scope you can compare apples to apples against other bids, which is useful regardless of who you hire.
Within 24 hours of the walkthrough, you get a written, line-itemed estimate. Not a paragraph. Not a number. A document that lists every surface being painted, what prep is required for each, what product we are using (name and line, not just "premium exterior"), what sheen, how many coats, the start date, and the completion date.
The number at the bottom is fixed. Not an estimate of the estimate. If the scope does not change, the price does not change. If we open a wall and find something that changes the scope, we stop and call you — no surprise charges.
You do not pay a deposit until the first day of work. The contract is signed, but the money does not move until we are on the job.
This is where most of our labor hours go, and it is the reason the finish holds. Exterior prep includes pressure washing, scraping any failed paint to a sound surface, caulking all open seams and joints, patching cracks, sanding rough edges, priming bare wood or bare stucco, and masking everything that is not supposed to get paint on it — windows, hardware, fixtures, rooflines, adjacent surfaces.
Interior prep includes protecting floors, moving and covering furniture, masking baseboards, trim, and adjacent wall surfaces, patching dings and nail pops, and skim-coating rough areas before priming.
Paint does not fix a bad surface. We do not paint over problems and hope the finish hides them. If something requires attention that was not in the original scope, you get a call before we touch it.
Sherwin-Williams and Benjamin Moore. The specific product line is in your estimate. We use what the estimate calls for — not whatever is leftover from the last job or whatever is on sale this week.
Coat count is specified in the estimate. Two coats is standard for most repaint work. More where the surface condition or color change requires it, and that is in writing before we start. You are not getting one coat and being told that two coats of "premium paint" is equivalent.
Application follows the manufacturer's guidance on temperature, humidity, and dry time between coats. We do not rush the dry time to finish a day early.
When the job is done, we walk the property with you. You make a list of anything that needs attention — missed spots, touch-ups, coverage issues, anything. We fix everything on the list. Then you pay the balance.
The order matters. Final payment comes after the punch list is done, not before. If the punch list is not done to your satisfaction, you do not pay the balance. That is not just a policy — it is in the contract.
The 2-year workmanship warranty starts from the final payment date. If anything fails from our workmanship — peeling, blistering, adhesion failure — we come back and fix it. In writing, on the contract.
Large painting companies win bids and then send whoever is available. You get a different crew than you met at the estimate, often a different project manager, and sometimes nobody who was at the walkthrough when something needs a judgment call.
We keep the crew small deliberately. The person who walks your job is the person who runs your job. That is not a pitch — it is a consequence of staying small. It means accountability stays in one place and judgment calls do not get lost in a chain of subcontractors.
